100% out!

Don't need to be exposed to failing economies.
Get away from the lack of innovation and failure to exploit it, "European paradox"
Only take on rules/laws where necessary rather than blanketly applying all of them.
Pay less into the system.
Open the opportunity to join the EEA.
Set our own trade deals without the EU (a great benefit of the EEA as well).

In, while the EU is not perfect, we know exactly what remaining in involves. Leave have not been able to give any evidence based information about what will happen post brexit, and as such I cannot vote on the hope it is better when the risk is that it is likely to be worse.

It involves countries like Spain, Portugal and Greece getting bled dry without permission from Germany to be able to do anything about it.

We will join the EEA or something equivalent to that. It presents a major upside. We need to join Switzerland and Norway and avoid becoming part of a closer union. It will harm us if we stay in the EU.

As long as people understand we'd have less control of our borders if we join the EEA post-Brexit. The number one concern of Brexit supporting people is immigration, and if we go with the route you suggest we'd not be able to do anything more to slow immigration from inside the EU.

Then it's just wrong on numerous points - eg. we have a veto on the most important body... the UNSC. We'd still be bound by ECJ decisions. It says we'd be exempt from the European Commission... well, no, we'd still be affected by its decisions but would no longer have a voice in it.

Then it says stuff like being exempt from the common external tariff... but surely we'd still have tariffs on stuff from non-EU countries, or would we unilaterally stop having tariffs on eg. cars from the US? Then it says we'd be exempt from the CAP and CFA, but would that leave us better or worse off?

Not quite. EEA do have controls on immigration from the EU. Obviously free movement applies most of the time, but if needed there is an option to apply a "brake" http://www.eureferendum.com/blogview.aspx?blogno=85340

Also any laws or changes that effect the EEA country will involve that country. So Norway have input on these laws. They are effected by far less laws.
