Who else is awake because they've decided to put an offer in for a house?

Ugh! Tonight is going to be a long one!

We've found the perfect house and we're going to put in an offer at the fixed asking price!

Problem is we only decided to do this after coming to this conclusion at 11pm...

Considering just getting up and turning on the computer to get some late night gaming in if I didn't have work tomorrow!

If you are dead set on going with the asking price, state that the offer is open for one day and conditional on them taking it off the market.

I'm in the process of buying a property and there are so many absurd little things to consider that you never get from a floorplan.... traffic, the orientation of the house east to west (which can dictate how naturally bright the inside is), the proximity of facilities and transport, how the windows sit on the street (e.g. can anyone look in), parking (which can be a total deal killer) etc.

^ Depends where you live. Buying a house in Scotland works differently to England & Wales (or used to as I found out many years ago)

It's one of the most stressful things you can do apparently and this is just the first step.

Has the house been on the market long?
 
In Scotland, it's been on the market since 2014 but having just viewed it on Tuesday night (viewed another tonight) it's still nerve racking!

Thoughts in our minds are like "what is someone bought it yesterday?!".

Because it just moved to a fixed price last week it will literally just be the first person that puts in the offer.

Excitement compounded by the fact that we're having to sell our current 3 bed flat to buy this 5 bed house and this is a based on an offer we received for our house this evening!

Shoot me now!

Oh, and I'll happily link once we've signed the deed ;)
 
Oh, you guys will appreciate this - current flat is 150Mb Virgin Cable, new house is 5Mb ADSL.

I can totally only offer then half the asking price for this MAJOR and LIFE CHANGING inconvenience yeah? :)
 
Does it still work on that once offer is accepted it's expensive to back out system? If so, I'm not surprised you can't sleep.

I missed out by a few grand years ago fortunately. My ex changed her mind after it all closed so we couldn't do anything about it.
 
why would you offer the asking price? go in low.

Already offered 10k below asking (with the intention of renting the flat) but got rejected.

It's fixed at 3k more than they paid 5 years ago (so isn't unreasonable in that regard) and that fixed price is 20k below the valuation.

So yeah, obviously we'll get the solicitor to do their thing but happy to pay what is being asked.

Ehhh once the documents have been signed I imagine there would be fees but realistically I don't see how they could force an charge until that point though.

Saying that it's not a situation I've ever been in or known someone to go through, apart from yourself! So thanks for the heads up!
 
It's 14 years since I went through it but it essentially amounted to putting an offer in. Owner accepts offer (always above asking price) and whole process only takes 6 weeks.
If your offer is accepted and you back out, you are liable for costs until it is sold (bills, taxes, mortgage! etc..)
I can see how it deters time wasters and you can't gazump anyone but it can ruin people if they don't think it through.


But it's been a while so hopefully they don't do that anymore and have reverted to the incredibly slow English way.

Edit: a quick read up looks like it has improved but the system is different to England.

The excitement must be intense.

I was excited over getting a new case a few days ago, but a house is a whole new level. I wouldn't be able to sleep either! :p

No, the bloody offer hasn't gone in because they don't open until 9! :)

Arg!

Worst nights sleep ever - watched the clock change to 4am before I fell asleep and then woke up at about 6:30am.

2 and a half hours sleep - let work begin!
 
We had to offer the full asking price and be first in to secure our house. The housing is so crazy where I live that people can put them up for almost anything and still get the full asking price. I get hand written letters every few months asking if I want to sell my house lol.
 
Good luck, hope you get it at the price you are after.

Me and the gf put an offer in on a house a couple of weeks ago, there was an offer already and although the other party upped their offer ours was still higher, we were anticipating a bidding war (:() only to be told that the shale test was out of date and needed to be done so we've been sat waiting since not knowing what's going to happen!
