Estate agent fees should be against house sale costs and not moving costs surely, same as solicitors fees.....not everyone would pay these costs when moving house ???Estate Agent ~1.2% Sale Price

Not if your renting it doesn’t.......It’s a cost what ever way you look at it, if you move house it needs to be paid. That said, paying more than £1500 to an estate agent seems like a waste of money these days for your average house. Right move does all the hard work in 2020, it’s money for nothing these days. On the other hand a decent conveyancer is worth their weight in gold.
That £10k figure likely includes stamp duty which will vary hugely depending on the price of the property.

House price always comes into it........it’s part of your budget when buying a house, as payments for said mortgage and payments will also factor into the budget. Cost is relevant whether it be agent, solicitor or house......Depends.
If they're purchasing a house of equal value (less bedrooms/better area etc) then that wouldn't be factored in to the cost.
Also if you're moving to a house that costs more than the one you're selling, and you plan to pay for that through a remortgage, then that also becomes irrelevant to moving costs as those costs don't have to be paid from the point of sale.
In fact, the only time the house price would be added to the moving costs would be if you're paying for it in cash.
I didn't include the actual cost of the house. We went from a 150k house to a 320k house, so was a pretty big upgrade.
