The nervous wait to exchange....

Who did they recommend out of curiosity? Redrow recommended Talbots law, who have been great.

They recommended a local-ish (about 30 minute drive away) firm called 'Elite Law Solicitors'. We've been dealing with someone called Emma and I couldn't give her enough praise if I tried.

I'm starting to get really worried that our purchase is going to fall through and it's all because of this Muve company. Every day we've been told that it's close to being signed off but then they raise another question.. Redrow have threatened they'd pull out and now said they'll play it day by day...

Really, really ****** off. We've worked really hard for this and the house is in an area we've looked at for years thinking we'd never have a chance. Now we're literally so close to our dream location but because someone at the bottom of the chain has decided to use a rubbish company, two seconds on google would've told them this, we're at risk of losing money and the house.

Trying to laugh about it because I feel if I don't, I'm going to breakdown and cry lol. Left work early. The person using Muve is not grasping the situation either. She keeps saying she has to go into meetings and will contact them after... Honestly. I'm going more grey by the day

I think you need to make it really clear where things are at, if you haven't. Like you've described above - their delays have taken you to the point of losing your sale and the chain collapsing. Say exactly that, they need to move it forward right now or it will fall apart.

Sucks though, sorry you've got to this point :( We were FTB of an empty probate property, and it was still so stressful dealing with our solicitors dragging things out. We literally called them and told them we thought they were lying about being ready. My partner insisted on staying on the line while the receptionist spoke to the solicitor to get it done.
 
House back on the market this afternoon. 3 viewings initially booked in already. Now the fun begins.

So house sold within 24 hours to a FTB family, who are currently renting. Their finances check out so it looks promising.

We’ve had our offer accepted on a new build - small development of 20 houses, this being 1 of the 2 left. Developer will pay full stamp duty, so a nice ~£21k bonus.

We should hopefully be able to crack on with speed with the new buyers.

Good luck. I've just accepted an offer on mine today - took more like 6 weeks this time rather than your 24 hours! :) Now looking at various houses, including potentially a new build.

I've reserved a new build plot and made some choices in terms of kitchen worktops, flooring etc. - I found it quite amusing that all of the show homes had loads of 'upgrades' which weren't included in any of the advertised prices! It reminded me of car shopping :p

Hoping for a May completion date but let's see how it goes. Really crossing my fingers that this buyer doesn't pull out suddenly like the last one... nervous wait indeed! :o

how soon after the buildings construction completion would that be ... relation moved into a new new build and had damp problems for a while as the structure (plastered walls I guess) dried out, maybe floor too.

Actual damp problems, mould etc? or just eleveted RH while the plaster dried out properly?

yep - in particular they had large mfi wardrobes flush against the walls and these evidently condensed excess moisture inside - think they had to move them away from walls and wash some of contents...
so I'd be strongly checking rh was good on moving in <60.

Ahh fair enough... That looks like really poor design /building choices.. Wardrobes against external walls can be problematic! Best case you might ruin your clothes, worst case it could cause larger structural damp issues in years to come.
 
I'd be intrigued to know what recommendations/warnings the big build companies provide ..... If you should delay carpets in particular
Well, I'm moving in to a house which will have carpets fitted, if that helps, so I presume provision is made for this sort of thing.
 
Hi all. Bene following this thread for a few months now as we put our house up in Nov and we accepted an offer on it last week. The issue comes in that we haven't found somewhere to go ourselves.

I've never sold a house before so I'm a bit uncertain as to the process. The estate agent is pushing me to appoint a solicitor to handle the sale aspect of it. How quickly should I be looking at doing this? I'm not in any huge rush to start paying legal fees when we haven't even found a place to go and the uncertainty as to how long the buyer will wait for that (they've been told we haven't found anywhere but we are actively looking) means that they could withdrawn if we don't find anything.

My question is - should be start appointing a conveyancer now or is it reasonable to wait until we get closer to finding somewhere ourselves?
 
You’ll want a solicitor in place as most agents will not take the house you are buying off the market until a solicitor has been instructed.

You can get an agreed quote from your chosen solicitor but ask them not to start work yet. Give the name to the agent. Job jobbed.

Currently in the process of buying somewhere, a lot of waiting so far but hopefully things are ticking along in the background! Mix of nervous and excited
