You possibly dont have enough industry and/or too much commercial. So because of the new cargo ports alot of your goods are being exported rather than being diverted into your commercial district.
I would definitely go for the desktop option if you have the space/room/budget.
No system is truly future proof but a laptop is much less so than a desktop. The Ryzen 3070/3080 should last you a good few years for gaming.

Yeah unfortunately seems to be OOS in most places, especially for the 64GB which I'm after. A lot of scalpers out there too with hugely inflated prices.
