    A vote for Gardena here, the only hose and fittings I buy after multiple failures of Hozelock rubbish. You could spend £25 on some cheap kinky hose, but you won't be satisfied for long before spending more money on better quality hose. And Gardena is the best imo.

    Could buy yourself a damp meter and go round the room to see if there is any damp. Or air the room out, then close the door and go over it on your hands and knees inch by inch sniffing.

    Might be a daft idea, I'm not convinced myself - but I'll put it out there, what about replacing the window with smaller one? It looks like your top pane doesn't open. Either a portrait window above the toilet, or a one that has the top pane only.

    I took the lug from another backbox and used JB Weld. It held strong enough to get the screw in so the faceplate looks fine. Bit of a bodge but so what. Just don't over tighten the screw. I think I might have used some tape or a prop to hold the lug in place while the JB Weld set.

    That is excellent work - impressive :cool: Regarding the removal tool - I'm not sure because it was a few years ago that I used it - but the ridge across the top can be used to get an wrench on it for leverage. I'm pretty sure that's what I ended up doing anyways.

    I've had success with freeze sprays - and failures. It'll give you that extra bit of contraction. But it depends how much contraction is needed to do the job if you see what I mean.

    It could be heat expansion cracks if the room was decorated cold with the rads unmounted. Try turning the heating off in that room and see if the cracks contract. I've suffered similar after getting a renovation property painted in a November with all the rads off and no heating in it.

    I'd start with finding a local independent, reputable kitchen company who I'd expect to subcontract all the necessary tradesmen they don't have in house - brickie, electrics, plumber, plasterer etc and "manage" the project. As far as cost - well, whatever you're guesstimating add at least 50% ;-)

    Recommend a vacuum cleaner!

    Sebo owner here, very happy with it. Much better than my old Dyson, but I have limited experience to compare with other brands. Sebo are used in Buckingham Palace and the Whitehouse (apparently), so I decided that was acceptable for my butler to use in my house ;)
