ADSL Max Estimated Speed vs Actual Speed

We are currently changing our TV/Phone/BB from Virgin to Sky at the moment but I'm concerned about the broadband, I'm already know that sky is a bit hit and miss I'm aiming to use the cooling off period to see how it is on my line. However they have quoted that I will be able to receive around 3.5Mb (I'm 2.38km away from the exchange straight line) which has really concerned me as we already have 4Mb cable with virgin.

What is the usual situation with estimated speeds and actual speeds has anyone actually got higher then they where estimated? This is a major deciding factor for me and I may stay with virgin even though I hate the peek time caps, one reason why we are changing.
 
Higher, in my personal experience (4-5 lines (ish)).

I'll elaborate on three I can remember:

Mine: said ~3Mb, I get 5Mb
Cousins': said ~5Mb, they got 8Mb.
A friend's: said couldn't get 2Mb. Got 3-4Mb.

Depends on how crap BT's records are of the lines. It's mainly guesswork.

Hmm I was hoping you wouldn't say that, guess I'll just have to wait and see and figure out whether I can live with the higher pings then I can get with cable.
 
Estimator says 3 I can get 3.5 in my room but 4.5 at the test socket so higher :)
