Buy plot of land and self build a house.

What are your thoughts on building and selling a house for profit, a self build?

What are the most important variables, location, state of economy etc?
 
I know nothing about it but seems like a ton of effort with plenty of risks and potential liabilities for the money.

Such as?

A years effort and get fit at the same time. We have modern equipment like nail guns and portable drills these days, you don't have to be He-Man to do it.
 
I'm no expert but someone building a house down the road from us and it has been very slow going with a few issues over getting permission for different things or adhering to standards, etc. then there was problems due to the water supply not sure exact details but the council are doing major work on that side of things - not sure if it cost the builder anything but caused around 6 months delay on that front.
 
Buy a domain name and self stuff to everybody in the world.

A weeks effort and learn to code at the same time. We have modern equipment like computers and portable laptops these days, you don't have to be Stephen Hawking to do it.

with the price and availability of resources .. ? your not going to get far atm ..

Good point - it is so hit and miss at the moment - some stuff is readily available other stuff you might want can have 5-6 month lead times at the moment i.e. certain timber products.

EDIT: Don't know if it is related to Brexit and customs clearing, etc. or what but some of the stuff that there is shortages on is coming into the UK fine and in decent amounts but then just sitting in a warehouse for weeks or months before moving again :s I have no idea WTF is going on there.

As you clearly haven’t got a clue I’d say go for it let us know how you get on.
 
Honestly, unless you have a specialist skill (such as being an architect yourself), you'll find it hard to self build for a profit.

It's more straightforward to buy a house in a poor state of repair at auction and attempt to flip it that way.
 
I might be coming into some inheritance money soon and wondering what to do with it. We built a large house 20 years ago.

Seriously though, do you have a team of tradespeople ready to go? Have you got a good handle on the property market in your area of interest? Are you going to be project managing or hiring someone to do this? Can you afford to take a year out of your usual employment to run the project?

These questions are only really scratching the surface and I worry that you could use your cash in a more efficient way, like paying off your mortgage.

Perhaps buy at auction and do it up (unless you've done similar already) it will at least give you an idea of the things that need doing and make you learn a fair bit.

We used to know a couple who purchased houses, loved in them for two years or whatever, done it up for profit, sold then moved to the next one.

how many years ago?
are you aware of the changes in building regs since then?
How much modern equipment do you have? as last i checked a nail gun isn't usually a direct replacement for bricks and mortar...

How would you purchase the plot of land?
will it already have planning permission?
will you apply for said permission?
will you design it yourself?
