Right thanks for all the advice guys, had all the quotes etc done now, and as a result exchanged contracts and got the keys :D

The gas, boiler etc is fine and should be so for another decade or so at least.

The electrician has quoted me £850 for smoke alarms, extractor fan, rewiring of fuse board, replacing all light switches, fixtures and plug sockets etc.

The plumber has quoted me £250 to repair the kitchen sink, replace the drain and plumb in a power shower.

The plasterer has quoted me £100 a day + materials, saying it will take no more than 2 days to fix all the damp damage and re-skim a few walls. He will also be damp proofing the area with a cheap tar like substance to prevent it recurring. Although it looks like what has happened is that the previous owner had the walls re-plastered, then painted straight over, thus the damage.

Electrician is in today getting on with the work, so in about a month it should be ready (Well that’s because plaster takes 3 - 4 weeks to dry, al the work will be done by the end of next week)

I haven't read all the thread but I get the local fire brigade to fit smoke alarms FOC they come with 12 yr batteries.

There are usually forms in your local doctors and the little red fire brigade focus estate turns up and sticks them to your ceilings
