Buying Land for Fantasy Factory...

For a largeish warehouse to achieve what you want to I reckon maybe £1m - £3m for some dusty thing at the backside of an industrial estate. I'd think another £1m to get it into the condition you want it (or more importantly, your customers would expect it).

The planning permission is going to kill you if you go for anything less (like, say, if you go and buy a field!).

Health and safety is obviously a concern. If you're setting up a business the public liability insurance alone for that kind of gig will be about £12,000 a month for a medium sized warehouse.


My family inherited a field (of all things) and we just sold it without planning permission for £365,000. It's near a village in the countryside. These things are always more expensive than you think ..

Sounds realistic to me?
There is land at the bottom of our garden, nothing huge, but it has road access, water, electricity and basic planning and it's fOr sale for £1m!

For 40k the OP will struggle to buy a garage!
The land he posted above won't have permissions / electricity / water / mains sewerage - he will have to go for something industrial.

I have a warehouse/commercial unit in Glasgow which is probably a few hundred square foot, it cost way less than that but not sure it would be big enough and it certainly doesn't have the height for some of my ideas.

I know about the costs of public liability but I'm not near anything that will require that or will be for some time so can forget about those kinds of things for the moment. It's mainly a reasonable ground and the sort of development constraints and the costs for both of these things I'm interested in for the time being.

If it costs in the millions then it's pie in the sky for me I'm afraid until I win the lottery :p

I wasn't saying the land value was too low - I was more referring to the arbitrary fit out cost. The OP's question is so vague as to be completely pointless.

Sounds like a fun idea... I'd expect that land you are likely to be able to get planning permission on will be expensive though. And getting planning permission could be a very long annoying process.
 
Why are you looking to buy? If youre aim is to have a 'fantasy factory' of your own? Of the only other 'fantasy factory' I know of, I know that is rented, and the rent on it isnt too high, as its just a barebones warehouse in a terrible location, however it does the job. Maybe renting will enable you to achieve what you want.

good point...renting a warehouse though still surprisingly expensive might suit your needs better.
