Cost of constructing a building

My parents suggested I look for this online, as they hinted that something would be available. I've had a look myself, but can't find anything that seems to be any good.

I'm thinking of constructing a building in the garde of a house we'll eventually be buying, hopefully, in order to turn it into a music studio, for jamming/recording and so forth.

What I'd like to do is get a rough idea of how much it would cost to put it together, a back of a fag packet guesstimate, just to give me an idea of whether I could afford it or not.

It'd be just a single room, rectangular in shape, about 4m x 8m in size. Would have to be brick, tiled roof, insulated, wired and all that jazz.

Does such an online calculator exist for this? Like I say I've had a look, but can't really find anything that actually works. Any experience on buildings (or building studios! :D) would be really helpful. Cheers. :cool:

As a starter work on the basis of £1,200 per sqm = 4x8x1200 = £38,400
 
as long as you're not in a conservation area, you're not likely to need planning permission, this should fall under permitted development rights - however you would probably have to apply for a building warrant/or submit a building notice (so they come around and inspect the work as you go)
if you really don't want to do it properly, line out the walls, fire in a decent amount of insulation plasterboard etc, the only problem would be when you come to sell the house it would only count as a garage and not an extra room...

edit: apologies, i saw the op as a garage development....doh! however, pd rights are still applicable to a new build depending on size/height - the local planning department will be able to tell you exactly what's what

Location depending but allow at least £1200 per sq m. That's double if you have another floor obviously.

add 5% for contingency.
