First time buyer new house

I can also vouch that my 2007 George Wimpey mid-terrace home has fantastic sound insulation. My next door neighbour has 3 kids which are very noisy on the odd occasion that I've been over there, but I never hear a peep when I'm inside my house.

I should also say that the sound insulation between rooms within my house is also pretty good. If the washing machine is making a racket on full spin and I close the kitchen door, I can barely hear it.

I moved into a new barratt home mid 2009, I agree what some people are saying but I think it was finished to a very high standard. I bought a end terrace, no garage but large front and back gardens.

I can hear my neighbours, a lot in fact. They have a young child (about 3 i think) and can hear him and them running up and down the stairs and walking (I mean stomping!) around upstairs. It goes pretty quiet after 7 though when he goes to bed, not a peep. I very rarely hear a faint bit of loud music and never shouting or talking.

I bought mine on a homebuy direct scheme for first time buyers which they no longer offer due to the government withdrawing funding, its similar to the current 70/30 but was 50/50 for 10 years.
Always try to negotiate on price if you are going to buy one, I've looked at what the houses went for on my street which were all up for £110k and it varied between £102-110k what people paid for equal plots. If you can't do that then carpets, built in appliances, outside tap etc all adds up.

EDIT: Thought I would add. Only minor thing which I have to complain about the build quality which is of all new homes is the walls! It is really difficult to put shelves, picutres TVs on the wall especially the internal walls as they are thin and made of plasterboard.

Thanks everybody else too, really appreciate all the help. I need to just keep saving and keep looking, I think avoiding the easier Barrat route will pay off in the long run! :)

Yeah it's not just other peoples noise I would worry about... I am sure my own would no doubt drive someone else mad i.e. loud tv/films/music running up and down stairs lol :o :p

I often wonder what I sound like on the other side of the wall, but like to think that I'm courteous, especially late at night as they have a young kid.
I'm always up late but do things like turn my bass down on music and walk quietly upstairs.

They moved in a few months after me so had peace for a while and could blast music. When I met them when they were moving in they said that they couldn't wait to move in as their old neighbour was constantly blasting music at all hours of the day and that they just wanted peace and quiet. I remember being over the moon. Now I know why their old neighbours music was so loud. TO DROWN THEM OUT! haha. Its not that bad, I'm used to it now. Used to live on a main road and got used to that too.

I'd say go and have a look and chat with the sales person and see what you could get. I couldn't rate my house enough. The sales team were excellent and the aftersales is really good, any faults reported which are very few and they are on the phone within hours to arrange a time to come and fix them.
 
oh one thing i forgot to add and its quite an important one. Although building control have stopped this practice now, under older regulations it was possible to get a building warrant on a housing scheme and you normally get 3 years to actually build the houses but you can extend it a year at a time for 30quid (50 now) so you might think you are getting a brand spanking new nice warm house when in reality you could be getting one with relatively poor insulation in comparison to the current regs.
