....quick! To the internets!

What an amazing feeling - house price agreed, mortgage approved, solicitor instructed, no upward or downward chain.... should even get in before having to pay pesky stamp duty.

Just though I'd share as I'm ecstatic!
 
Don't celebrate yet, wait until you have the keys in hand otherwise the seller might accept another offer or back out

Fair point! We have a little room to manoeuvre if necessary, but I hope not as we want to complete before we have to pay stamp duty - it's not a typical first time buyer's property so anyone else bidding may not care about that.

I hope it all goes through, it's been on the market for several months with no offers - it's a family home in an area you would only want to raise kids until they were able to go out on their own (early teens) at which point it becomes far too isolated for them. There are no busses, and prohibitively far away from the nearest town for any economic use of taxis. Typically, young families couldn't afford such a property, but not having kids ourselves has put us in the position to afford it.

I just hope this set of circumstances puts everyone else off!
 
Get planning your man cave!

Yeah, got me a double garage with another large room on the back of it and loftspace in the garage - I am already planning my man cave and smoking room (upstairs) with my carpenter friend - hoping he can put me some decent flooring down and a loft ladder.

Forget man cave, this is going to be the batcave. But with less butlers.
 
We exchanged contracts this morning, all is looking good this far and we should complete before we have to pay any stamp duty!
