Landlord / Tenant : Am I wrong to be upset?

I've had someone enter my current room at least once when I wasn't there, but I'm not sure why my rights stand because it's a staff house, not a straightforward rental. There was never even any sort of contract, so not sure where I stand (legally) about complaining about such things.

The worst I've had was back when I was at uni. The landlord had informed one of my mates who I shared a house with, but everyone else was away for the weekend and they hadnt remembered to tell me people were coming round to view the house.

I'd been out the night before and woke up rather hung over to find four random people and a rep walking into my room. I dont think it made a good impression....

PK!

Check your tenancy agreement, if it states notice should be given by the landlord before entering the property then it's a legal requirement as the contract is legally binding (assuming you've signed one). I'd be pretty upset too. To patch up a hole in the wall is hardly an emergency warranting immediate access.

there was a text case a while ago in the courts, and yes it did count as written notice of intent to enter ( it was to do gas ticket) and yes, has to be 24 hours, but I just ring my tenants first. Legally they are entitled to privacy, as you are legally entitled to enter your own property with notice. Works well, both ways around.

another one in court was notice via text, that failed, has to be served in person.
