Need advice on OC'ing Asus Sabertooth Z77 with i7 3770K

Exactly my thoughts on 4.5 vs 4.4
4.5 seemed less stable, plus it was going over 4.5. Due to bus not being pin point at 100 for some reason.

4.5ghz OC stable.
The problem i had ALL THIS TIME, was a FAULTY RAM DIMM -> meaning OC's were impossible...as it was also failing on STOCK:
