New bathroom

Hi all.

Wondering if anyone has recently under gone a bathroom referb and can offer any guidance or advice.

We have had some of the more expensive companies around and quote are coming in around 11k.
This includes a free standing bath, walk in shower, new toilet and basin.
Floor tiles and partial wall tiles. 2 walls fully tiled. 1 part tiled.
Extractor fitted, sealing cladding and spot lights.
Minimal plumbing work, toilet is staying in the same location, bath taps would move about 2ft and would shower drain and water pipes.

The room is roughly 3m and 3m, 1 door, small 60cm wide window.

Price also included removal of the current bathroom

Now I know a specialist company like we have had quotes from will always be more expensive but I'm wondering of anyone has a similar experience and wouldn't mind sharing some costings, or advice having gone through similar themselves.

We had our bathroom done last year.

we didn't have a free standing bath but a whirlpool bath and no walk in shower.

Labour was £3.7k and we spent around 4k for the tiles and the suite etc etc.

£11k could be good value or it could be a rip off. It really depends on the quality of the components used. Tile prices vary from £10/Sqm to £150+/Sqm for example, all the other fixtures and fittings have similar price differences, you really need to know what you are getting.

Yes, we chose everything ourselves and the fitter did all the work. We missed a few stupid bits like we got the wrong sink trap etc but we had an agreement with the fitter that anything missed he would just get and charge us at the end.

everything came from victorian plumbing.

we live in Essex for a general location for pricing.

if you like i can post the parts list so you can get a general idea of prices.

Labour costs my be slightly cheaper up north.

I've also looked on victorian plumbing and priced up the suite at about 2.5k. Maybe 1k on tiles and bits and bobs.

So the 11k quote was either very high end gear, or they are having my eyes out. Probably the former.

Is it a walk in shower a la wet room or just a shower tray? That will add some cost if the tray is integrated into the floor for a totally seamless walk in shower, depending on the pipe location a walk in shower could involve significant work.

We paid £7.5k for our bathroom to be to be converted into a walkin shower room (tried a wetroom but the floor tiles keep lifting so ended up with a shower tray), thought it was quite reasonable as the toilet and sink were also moved and the entire room was tiled, this was a few years ago so it maybe a bit nearer 10 grand now depending on location.

Having my bathroom done at the moment.

Didn't get quotes from larger companies, because its all too expensive, found a local plumber and builder combo (work most jobs together) and an independent tiler.

This will work out much cheaper, but comes with disadvantages of time.

Also as others have said it really depends on the cost of your components and fixtures and fittings etc.

Cracking tile job.

Get yourself some rad snaps (pennies) to cover the copper pipe coming out of the wall.

thanks will have a look, The tiler was not at all Impressed with the black grout but he made a fantastic job of it anyway.
I've just done mine in black. I'll share a picture but it certainly wasn't as clean as yours is in the WIP stages :o

I did anthracite. Maipei. Need a cup full more if you have any spare! :p

We wanted black grout, but tiler convinced us otherwise, seems they all hate it.

We ended up with Grout 3000 - Natural grey. And actually I do think it looks better. Apparently most black grouts end up grey after a few years anyway!

Bathrooms tend to be pretty labour intensive. You can get all the materials you need to do a ‘normal’ relatively inexpensive bathroom for under £2k but the labour to fit it would easily double it for the most basic of like for like installs as a starting point. It only goes up from there, every modification adds cost, sometimes significant cost.

Don’t under estimate how difficult and labour intensive it can be to move a pipe that might only cost £10 in materials, that could take an hour or the best part of a day depending the house and what the pipe needs to go though if it’s even possible.

The big sheds will be making money on everything, including the labour which will be subcontracted self employed fitters. They charge big markups on loads of products and services you wouldn’t even think about as part of the build.

We had a quote from one and we took away their itemised quote and managed to find everything significantly cheaper even after their discount. An independent fitter will be cheaper and have access to a wider range of products.

@NoobCannon your bathroom looks excellent. Love the colours, nice and crisp and the finish looks super!

Currently getting our bathroom done. A like for like swap so no extra pipework being put in or moved.
I paid £500 for the tiles and floor tiles (Full room)
New bath, toilet and sink the whole kit was £700 from Victorian plumbing.
Labour was £2200 but cheap as through a friend.
So all in all about 3.5k for me but a lot depends on the materials you choose.

I think i paid nearish £5 or £6k for labour for mine at the time. The tiling bill included in that was 1.4k I think (labour) itemised. Its my only bathroom so needed it done fairly promptly.

I like it and all still works well, but in hindsight some of the tiling could have been neater and laid out better. For example, they didn't box in around the toilet outlet so I had to make my own removable box then tile it. The cut edges are quite rough around the tiles also.

In my new house im tempted to do the plumbing, boarding and fixing myself and get in seperate sparkies/tilers. Should save a significant amount
