Newb Advice - Motherboard for gaming PC

Bloody Dell. Too difficult to upgrade XPS system so decided to try and spec and build own gaming machine (with some help hopefully).

I need to decide which mobo I'm going to base my system around. Happy to go £100+ for the right item.

It will be the start of a new gaming PC which will run Vista (and hopefully XP to on a separate bootable HDD, if possible) probably using one of the better Core 2 Duo's for starters. Ideally it will:

1. Be DDR3 compatible
2. Offer some future proofing for newer dual/quad core processors
3. Good cooling as standard
4. PCI-Ex16 for 8800 series (or better when relased)

I have no idea where to start so any help or advice is appreciated. Let me know if I've left any important info out.
