Two national businesses have agreed deals to move into giant warehouses being built in Stoke-on-Trent. Property developer St Modwen Logistics is currently constructing 480,000sqft of industrial space at Festival Park.

Now St Modwen has confirmed it has signed two pre-let deals with online PC and gaming business Overclockers UK, which has taken a 99,000sqft warehouse, and National Veterinary Services which has agreed to take a 250,000sqft unit at the site.

The deals come after St Modwen has invested more than £65.5 million in the city with the 450,000sqft of warehouses in the past 18 months

Overclockers says the move will support the 'rapid business growth' it has experienced over the last two years as a result of a high demand for PC and gaming computers.

Steve Ling, managing director at Overclockers UK, said: "Throughout 2021, we continued to see record demand for high-performance computers and gaming hardware. As a result, we have outgrown our current space in Newcastle-under-Lyme, so need to expand our premises to reflect this growth – scaling from a 32,000 sq ft unit to a 99,000 sq ft unit in Etruria."

Steve added: "Our workforce is highly skilled. We configure some of the world's most powerful personal computers, so a significant proportion of the team are hired as apprentices and trained on the job. Our new unit will allow us to continue employing and nurturing a highly skilled local workforce in the Stoke-on-Trent area."

100,000sqft is pretty darn big. The last business I worked for had a 30,000sqft unit which is around half the size of a football pitch.

Where I work currently we outsource some of a 280,000sqft unit which is gigantic but this is FMCG and the reality is we probably take up around 15-20,000sqft of that at best :p

Well with all of the chip shortages they presumably don’t have enough stock to need any more storage space for inventory so I’m assuming this is just somewhere to put Gibbo’s car collection.

Wouldn't be surprised if they never opened a physical shop again.

The big supermarkets have taken covid as an opportunity to shut down their high staff cost low sales departments.

Yes we are moving. Not far, but we need more space. The reason that the current shop remains closed is because we had to expand our tech department into there. Rest assured no staff have been laid off.

There's no current plans for a full shop at the new site but we do have a pick up point on the plans. Whether we'll open a full store again once we've settled in is still in discussion.


it’s insane.
Our current location is falling apart and we exceeded its capacity long before Covid. We've been using a second off-site warehouse for a few years now and Covid meant that we had to open a third. The move has been on the cards for at least the last four years. Covid delayed the process rather than triggering it.

This is a primarily a consolidation effort to bring all of our stocks under one roof. :D


Gotta expand the warehouse to store all the new gaming chair stock :p
that's definitely had an impact :cry: although case stocks and the every increasing size of monitors hasn't helped.

You should overclock OcUK's hamster in preparation for the upgrades next week. :eek:
OcUK's hamster is also due to be given a much needed retirement and replaced with a team of guinea pigs
