Opening up my own Gym

Literally all depends tbh, how it is financed, who is running it, what you need to take out of the business etc. So many factors are involved. Then you have your rent (main cost) to weigh up, these change considerably where you are located.



Some things you can and can't have. We'll be having 2 of the above, smith machine, 5-100lb DB's, Oly bars, barbells etc

Can you elaborate on costs?

Are you going to be doing any of the classes?

The gym's that ive been too have probably never heard of ironman, especially if you look at the staff! Someone onsite that has actually 'been there and done that' would deffo be a USP.

As one of your rules you should come down hard on retards that don't replace weights after use.

Yes. I said hard on.
Yes the rule will be enforced. It will be polite reminders to start with and then $$ fines if they keep repeating the offense.
I am quite strict with this, as my wife constantly goes to gym early morning, goes to use the leg press and it is stacked with 8 45lb plates!

I will be running the gym personally, I am aiming to try and get to know each and everyone of my clients. I feel I have a wealth of knowledge that I'd like to pass on to others in need. I will certainly be out on the floor interacting with my members and showing/encouraging them ways to improve.
We'll be setting up bootcamps, running clubs, lead ups to 5k - 10k's etc
Interaction is key :)

I also want to encourage someone to enter the IM competition and if they succeed I'll pay for their registration! :)

A friend of mine has owned and successfully run a gym in north Norfolk for many years. I can vouch for the results you will see by making it a friendly, approachable place and the interaction you're planning is very much the key, as you say. Establishing a rapport with your customers on a personal level is so important and will fly in the face of the vacuous chain gyms around the place.

So, we finally started the build out at the start of this month (permits etc took longer than expected!) and things are moving along very smoothly! The only hiccup we have had so far is that we are having to replace the front doors for security system reasons (not cheap :( ). I have started a 'presale' for the gym offering a cheaper rate for early sign ups and we are ahead of schedule :)
On Friday, our exterior signs went up which has been great for visibility and getting us noticed. Next up is our marketing efforts before we open in the middle of October.
Equipment has also been ordered (ouch lol)

We had a 3D rendering completed so we could show prospective clients what it is going to look like - this has been an awesome selling tool!
