Quick question.

I am renting a house currently and the landlord wants to come and have a "visit", They have only given us 48 hours notice.

I work nights and am not happy about this as for me it is like someone turning up in the middle of the night.

I phoned them up but they said check the contract, they can do this with 48 hours notice. They won't even reschedule just out of good will.

Bunch of ******.

Anything I can do?
 
what do they want to come round to do? speak with you? they can't demand you be there waiting simpy because they gave you 48 hours notice can they? if they don't want to speak and just check up on the place what's the problem?
 
Not the end of the word. I don't have to show them around or let them in but they will likely end up coming in my room while I am asleep or wake me up.

I suppose I can ask for an exact time which will help.

I was hoping there would be some legal mumbo jumbo I could pull on them.

If you are renting a house and you landlord takes ages to come over to do maintenance or just doesnt do it at all, is there anyway you can have the the rent lowerd or refuse to pay with out getting in the poo?
 
48 hours is actually pretty reasonable, the min required by law is, I believe 24.

That said, I guess you could argue that unless it's necessary to the purpose of the visit (ie if it's a flat inspection) then he should not wake you up by entering your room

You can write letters to the landlord detailing what needs doing & ask for it to be looked in to with in the next 3/4 weeks. If still no joy you write again informing the landlord you will seek quotes to have the work carried out, an give them so long to reply. Then write a final letter to with a copy of the quotes & give them 7 days to reply & say that you will use your rent money to get the work carried out.
 
Totally standard, assuming it is in your contract.

Our letting agents come round every 3 months, they have a key. I don't like it at all, but we agreed to it when we agreed to rent the place, so what can you do!

I just tidy it all up and put anything away I wouldn't want them seeing (bills / things with personal details on etc.)

At the end of the day, if anything goes missing, you know where the buck stops!
 
On the "getting things fixed" side; speaking an estate agent whos been in the game for 30 years now, he mentioned something similar to "They get 10% of the annual rent that they can spend on maintaining the property which is tax free", so in theory they save money investing in the property.

Im not sure how true this is, but if it is - its a pretty good idea.
 
I think it's more the fact he'll be asleep when they come so would want a more convenient time (I'm guessing an evening?)
