Solicitors Fees - Property Sale

Having never done this before, what sort of fees should I be expecting for a solicitor to handle the conveyancing of a property. Sale only, not going to be buying again immediately. Is it normally a fixed rate plus a percentage?

For selling only should be about £700 Windle, if you havent picked one yet, drop me a message on msn or steam, ive had a few local house sales recently without any problem, been happy with my lawyer on Causeyside Street.
 
£500 or so should be about right - Also in this market, conveyancing solicitors are desperate for business so you should get a good deal!
 

Tell me about it, got an agent coming round next week. They want £425 + VAT initial fee for getting the Brochure, For Sale Sign, For Sale Board, Agent viewings etc. Then upon completion of sale, a further 1.5%! :o

There's a few fixed fee agents nearby but I'm reluctant to go with them as without the percentage commission I just can't see them working hard at selling the place and I ideally want to be out in 3-6months!

Watch out for all the extras that might be involved , solicitors can be very slippery , i know i was stung bad well i sold and bought

Yeah think I've found a solicitor, spent a good while talking on the phone and he dealt with my grandparents conveyance previously. Fixed price for everything, not the cheapest I've found but about the only one who spent time going through everything with me and being honest about the state of the market.

Main hassle now is working out which estate agent to go with, with the market as slow as it is it's going to be key to making sure I sell in a reasonable timescale. There are a lot of flats for sale in the area, with quite a lot comparable to mine. If I go with Countrywide I'd be straight up against 93 other 2 bed or more flats in the area. Conversely there's Corum, who only have 18 flats on the books of which 10 are newbuilds and of the remaining 8 only 2 are comparable to my flat but both are under offer. Is that good that the ones similar to mine are under offer or is it bad because they don't list many flats?!
