Spec me a full house re-wire

I have just had a leccy round to give me a quote for a full house rewire.
I will be getting a few more quotes but want anyones feedback on the price.

The details
Leeds area
complete rewire of 4 bedroom house
Couple of outdoor security lights
install electrics in garage (involves much crazy paving digging) + outside socket at back of garage
Avg of 3 double sockets needed for each room
He also said he would run network cable for me whilst at it (I will be supplying the cable)
Own surge protected ring for my room.
Its going to be around 10 full days work

The cost = £4k-£4.5k

So does that sound a bit steep?

What network cable should I go for to ensure future profedness (it will need to be shielded as it will be run next to electrical wire in some places).

I will be wiring the patch panel (I take it this is fairly easy).

Doesn't sound too far off, however if you want a second quote, I know a good trustworthy domestic spark in leeds that I could put you in touch with?

Keep network cables separate from 230v as much as you, but dont worry massivly if they have to come a little near, twisted pair is designed to reject noise, could used STP (sheilded twisted pair) if you're really worried, but i'd just use UTP cat5e (about £50 for 1000 foot)

Have you thought abou phones or tv?

Is he a member a scheme to certify compliance with building regs?
 
Dunno about the price, but for data cable, you want to use CAT6 STP (Shielded Twisted Pair).

On the other hand, you could go wireless.
 
ignore me, read post fully, i did suggest running network cables.

if your getting it we-wired you might as well bung network cables in, it shouldn't add to the price much and wi-fi is rubbish.

On his card he has "Trust Mark" and is a NIC EIC installer.
I think I'll go STP just in case. We have NTL so not sure if I really need to worry about TV/Phone as it all comes into the house in the same place.
I might be interested in the sparky - I'll let you know when I speak to the missus tomorrow.

Is CAT6 a lot better than Cat 5e?
I will have wireless as well but want wired as it gives flexibility as you can run TV signals etc along cat5e so I can consider setting up a large media library etc.
 
As far as future proofing goes CAT6 is better. Its designed for 1GBps upwards, whereas CAT5e is only rated for upto 1GBps.

Also, CAT6 has much better shielding.
 
Nice to know roughly what a rewire may cost, as i have an offer on a 4 bed house built in the early 70's.
 
We had a full house re-wire a couple of years back, albeit done by a relative.

Four bedroom house, and installed electrics in our main shed.

£2k I think it came out as. Ten full days sounds a bit much, maybe with the extra garage work etc. Took around 5-6 days to get ours fully done working from 9am-6/7pm some days.

Have you tried getting other quotes?

Yeah I think i will - but 2k at mates rates probably would be double if you have useless mates like me.

How did it turn out to be half that. You must have had a very honest electrician.
 
I paid £2300 for a 3 bed semi in 2001.

I would suspect about the £3500 mark would be a fair price for your house.
 
When we moved into this house 6 months ago we noticed some dodgy electrical work and had a sparky come out for a look.

He suggested a total rewire @ 4-5 days work = £4K ish. oh, and we would have to wait a month before he could fit us in.

Well, he messed us around with proper quotes so got another guy in to check it over.

The guy came back 2 days after he first came, fit a new main board, repaired the dodgy wiring, replaced all the sockets and switches with new ones, checked the entire house out and put all new fittings in the garage for me. Took him 3 days and cost me just over £600.

Lesson = ALWAYS get several quotes and use respected companies.

I used to be an electrical engineering 'sparky' but did much domestic work before and heard so many tales of people getting ripped off 'in trade circles'

word of mouth is this best and hardly ever, ever trust the yellow pages.

for the record 'i left a popular company because of their morale's'
 
also you cant really compare quotes what you have now to others from years ago....materials and labour have gone up so much since then so is bound to be more than say 3-5 years ago....

Both my mate and uncle are sparkies and both said it would be around 3 grand so we budgetted for that in our plans (we re-did the entire house). We eventually got the next door neighbour of my wifes parents to do it and it came to £1800 in think in the end which was an ice suprise. I suspect we got a hefty discount but the work was all good and more importantly it was all certified.

Who ever you get make sure that they are certified.
 
He is certified I think - On his card he has "Trust Mark" and is a NIC EIC installer is this all thats needed. He said they do the full install and then all testing + relevant certificates. I think I'll get a few more quotes first.
Out of everyone thats applied - he appears to have the best 'references' (I am using the http://www.ratedtradesmen.com/ website).

I take it it is normal practice to pay after all the work has been completed (I will not fall for no dodgy tricks)

I was going to get the sparky that did some leccy at my work to do it (he originally quoted about £3.2k but this was completely finger in the air as he didn't look round the whole house). However he seems a tad dodgy according to recent electrical work we have had done at work.
