Tenancy agreement: White goods responsibility?

I know this has been resolved but in my experience the landlord is usually responsible for items in the inventory, unless they are damaged by the tenant, as these items are generally considered to be provided as part of the tenancy agreement and are expected to be included in rental fees.
 
This is pretty common in the rental of unfurnished properties. The property may have some furniture or white goods left by previous tenants or present when the place first went for rent.

The landlord doesn't want to bin perfectly good items but also doesn't want to be responsible for replacing them since the place is unfurnished.

If you are renting furnished/semi-furnished then I'd ask to get that clause changed as you did do :)
 
I know this has been resolved, but I would have sent back an amended contract starting that a reduction in rent would be made to cover the cost of alternative arrangements, e.g. laundrette
 
Seem strange for a fully furnished property. But when we were renting the landlord "threw in" a washing machine to clinch the deal on the understanding it wasn't his responsibility to fix.

Of course he then went and bought the biggest pile of used cack he could find :D
