I never once said Ibrox was worth 30m though.

Fair point I missed the bit about murray park. Again land that cant have housing built on it. Maybe a Country club but again doubtlful. Whats your answer regarding the empty council house land around Ibrox that has still not been developed??
 
Ibrox is an industrial area, theres a huge amount of land there so it could be zoned housing/industry. The biggest selling point would be to ex-Rangers fans who would want to keep a part of their history by living on the ground should they go under.

HMRC could take Murray Park and give it to the SFA for a footballing academy or something, at least the tax payer would then benefit.

I'm not sure they could take it. I think they woudl have to pay for it then money recovered would be shared with all creditors and I believe HMRC are at the bottom of the pile.

No, probably not, but if its the government then you never know I suppose. The main point really is that the properties are worth more than 8.5m without a doubt, that the administrators could have sold players (they turned down 2m for Naismith for example which could have been added to the pot) is all stuff that could have been done to help the creditors.

Can you offer me any organisations or business who would buy the area of land behind the Main Stand which is a listed building.

Which house builder would purchase this for over 8.5m when they can have all the land in front of Ibrox almost for free if they wish.

You can even in administration only sell a player if the players agree's to go. Other than that they can only terminate contracts with no payoff but no money in.

Remember the first 18m or so goes to the secured creditors before HMRC get a sniff.

Now can anyone explain what HMRC stand to gain by waiting in the queue to see if theres any scraps left after the secured creditors are paid?

It is in the interests of everyone that a CVA is agreed so at least some money can be recovered instead of zero.

As a tax payer i would be extremely angry if they chose £0 instead of a share of the £8.5m

Im serious, Highbury had the front of the building listed and it was successfully made into housing, there is no reason why the same cant happen at Ibrox if liquidated, there would be high demand for living on the site of ibrox, certainly worth more than 8.5m anyway.

The offer was rejected without speaking to the player.
 
This is true but it'll be a firesale and it may go for 4 million. Its only worth what someone will pay for it.

I believe the CVA pot is made up of the following 8.5 million + balance of Jelavic fee from Everton circa 3.5 million + Any moneys won/recovered from Whytes Lawyers case for 25 million so a potential pot of near £37 million.

I`d love that to be right Mav but i think it`s optimistic.

Not to mention the pre-credit crunch market place from property prices?

So who are these property developers willing to give over £8.5m for this land? If you get a number for them can you give it to me as i have 4 acres for sale in North lanarkshire that no one even wants to look at. :D
 
Im not suggesting it would go for anything like the highbury site did or that it would be the same, only that there is an opportunity.

We got 11m for a much smaller area in Paisley which is equally as bad a part of Paisley as Ibrox is in Glasgow so there is scope. What are you suggesting its worth? The contents alone could be sold for millions, we sold our stands to other clubs, our seats, (the Rangers fans would no doubt pay £50-100 to buy their old season ticket seat).

Whichever way you paint it, Ibrox is worth more than the 8.5m thats being offered for everything by Green.
 
The case against Whyte's lawyers isn't being heard until October so I doubt it'll be included in the CVA. From the looks of things any debt to HMRC will be included in the CVA offer pot of £8.5m so wouldn't really matter what the big tax case results would be now (other than comedy gold)?

If rejected Green wants a newco like Bill Miller was planning so we'd be back in the situation of whether they go into 3rd division, SPL (more likely) or a restructured top-tier (SFA league) according to further SPL punishments. Also, wouldn't they need to be out of administration by the 4th August to dodge any new penalties beyond the 10 point deduction?
