Unbelievable temps-any ideas?

Just got my Opteron 146 set up on a DFI Lanparty UT NF4 SLI-D board. Everything seems to be fine apart from my temps, which look nice but I don't believe!

CPU Temp is around 22 c! On air. HSF is a Zalman 9500. PWMIC is in low 40s on MBM and nf4 chipset is in high 40s on MBM. MBM is reporting the same temp as my bios, which is the latest version.

I downloaded the correct config file for MBM and I've searched various forums and can't find an answer.

I have to say, though, there is hardly any heat coming off the HSF-it's barely warm but I've never seen these temps on air and, like I say, I don't believe it. I want to start overclocking this but I'm a little wary at the moment without having a reliable temp. Has anyone else experienced this or got any ideas about how I could fix it?

Interesting. Have you tried any other processors on this board?
Does the temp rise with load?
My opty runs a few degrees hotter than my A64 at the same clock, and 22 does seem very low :/
Perhaps it's underclocked?
 
My Opteron can see 22ºC when I first turn it on in the morning. This afternoon if was at 25ºC when I left it for a while. Room temp was about 12ºC.
 
I've not tried any other CPU's on this board as I've only just got it and my previous CPU was an old S754 A64.

It does rise with load. Max reported by MBM was 27 c. It's not underclocked-currently running at standard 2000MHz.

If others are getting these sort of temps maybe it is right. It's just so odd seeing it. My old setups tended to run in the low 40's so seeing one about half that just seems odd. If it is right, I sure ain't gonna complain :D

Window has been open here all day. This is the UK. I smoke too much in this room and like to have the window open. I ride a motorcycle all year around in ALL weather so I don't feel the cold too much.
 
Do you have the Zalman running full speed constant or on the fan-mate attatched to the cpu-fan header?

If it was running full speed i would expect the temps you have.
 
@ Dirk-yep, it is on full. It just seemed really low to me, is all. My old A64 3000 with a Gigabyte 3D cooler on it running on full would always idle in the low 40s. Mind you, the airflow in that case was kind of crap.

I am tempted to try it with the stock HSF, just to see what sort of difference, if any, that makes. But that is a bit of a pain in the bum.
