Which hardware spec is currently the best price performance ratio?

Someone asking me to build a system and I think budget is £600 and that includes screen.

What should I be looking for to maximise the return of say £450-£500 for desktop hardware. No fancy peripherals required good solid components that will last 4 years or so

Not big gamer but will use FSX I think and also general surf and microsoft office etc.

i5 or an am3 tri core (maybe quad depending on mobo, ram price etc) setup would probably be ok for that budget. Whats the build going to be used for mainly?
