Rotten joists

Anyone know the best way to deal with rotten joists and the wooden plate they sit on?

History is that when we moved into our house a downstairs room had bad damp caused by a drive bridging the DPC. I cut this away a few years ago and I finally got round to decorating this week.

I lifted the floor to find the ends of all the joists show evidence of wet rot to some extent and the wooden plate (sole plate?) is falling apart. My screwdriver went straight through it.

What do I need to do?

If the wall plate is rotten then probably have to replace it.
However I did hear once about plastic injection that can be used instead of replacing the wood, this would only work if it was only partially rotten.
If it is completely rotten then your looking at ripping it out and replacing.

The main joists can be sistered but tbh if the wall plate is coming out, you might as well replace those as well.
Not a huge job, but will cause a bit of inconvenience as you would obviously have to empty the room and rip up all the floor boards first. :(
 
I had a similar problem when I first moved in. I don't know if this is something you could do?

Cut off the rotten portion
Treated the joist with anti rot/insect stuff
Treated the new timber with anti rot/insect
Sistered the joist with a new one
Wood glue inbetween
5 coach bolts and star washers in each (1 is obscured)
Wrapped the end with damp proof membrane

That looks like the ticket. I'm not averse to replacing all the joists if necessary but it seems like a lot of extra work if only one end needs doing.

What do I do about the horizontal wooden board that they sit on in the wall? Replace with more wood or something else?

Is it completely rotten ?
if so just replace it, as the others have said trying to rescue it is almost as much work as replacing, so you might as well do the job right. :)
