Hi guys,

Have recently moved into a house which was advertised as having a garage, but it's full of the landlords stuff. I've phoned the letting agency and they've basically said "tough", is there anything we can do? I've asked them to get the landlord to call us to discuss it with him.

the tenancy is only for 6 months, but we're planning on staying there a year, so we don't want them not to offer a renewed contract.

Hmm, first of all you need to find out whether or not it was the landlords intentions to let the property with or without a garage and also find out if he informed the letting agent of his intentions.

The best you could probably do is fight a misinformed case and get a slight reduction in the rent.

Charge the landlord for storage. :D

Seriously, if the garage was advertised as part of the property, then that garage is yours for the term of the lease. He has no business cluttering it up with unwanted junk.

Notify him/her that there is "unwanted items" in the garage. Leave it out on the street. Post with results. ???. Profit.

Ask the letting agent of the rent includes the cost of the garage. If so then immediately dispute a reduction in rent as you cannot use it.

Get your rent reduced. If the garage was included as part of what you were renting, then they're overcharging you if it's unusable.

Clarify please: is there room left for a car? If so, you're probably on your own even if a load of other junk is in there. Most people would understand "with garage" to mean that sense, not a clean, empty storage area. If not, then you may have a case.

I had the same thing when I moved into my place. I simply piled it all on top of itself and made room that way, mind you I don't put my car in it. Again it was advertised as a full garage.

friends of ours moved into a flat which was advertised as part-furnished.
they asked of it could be let as un-furnished (they have furniture etc)
it was agreed - and this is what their contract says (unfurnished 1 bed flat)

what the landlord did was to fill every available cupboard with the furnishings!

We have rented 3 places with garages, we would not expect any house advertised with a garage to be anything other than empty, unless specific items are mentioned in the inventory.
Of which, if any were so full that the garage wasnt usable, it would be deemed not part of the property and not paid for.
