Tenants want the house painted

if you paint it then you get to pick colours
if you let them do it, you don't

we've had to redecorate the place we moved into
I'd have liked to had some money towards to paint but meh

it is up to the landlord to maintain a property

if they want to let a tenant paint it, thats up to them

generally you would paint in between tennats when it needed it

i would say every 3 -4 years or so is about right, depending on the condition
 
I remember hearing somewhere that there is some sort of rough expectation that a place is redecorated every 3 years...

That's what I recall too from when I rented. By having a "private agreement" you're doing yourself more harm than good really. Cause if they ever decide to bring you to court, it will stand against you.

Best way to do it, is to offer to buy them the paint if they do the work.
 
There's nothing wrong with avoiding parasitic and useless Estate Agents, but you really should get a signed contract. You can download them off the internet easily enough.

Also, are you in a deposit protection scheme? You really, really need to put the deposit in one (assuming you took a deposit). Failure to do so is a near automatic obligation to pay a considerable amount extra back.
 
If you have no contract surely they could legally be classed as squatters which could cause you a right headache. Go round have a look agree what if anything needs doing then try and get them to do it!
 
Ok guys I have a private agreement with a tenant at my other house, no middleman no paperwork nothing, just direct debit at the end of each month. The tenant is asking me to paint the WHOLE house but before the tenants even moved in (a good few years ago now) I painted the whole house already. So should I be painting it again for him?

Lol at that, but I call fake as no way could kids get a paint lid off, either that or a very bad parent for leaving paint unsupervised whist having little ones running around.

Squatters have far fewer legal rights than tenants.
 
tbh just do it!
it's your investment you are protecting/fixing.
we've just asked our new landlord to paint the windows outside because they will rot if they don't.
if he doesn't then he'll have to buy new ones next year because they will just rot (none treated wood, V old and looks like it could do with replacing anyway)

I believe (not 100% sure) as they have evidence of regular payments they will automatically be treated as on an AST and have all the rights of a tenant. Which yes probably is a greater set of rights than a squatter. You still need a court order if you want to get rid of them and they won't go

Still better to have a contract though
 
I would say inside is their resonsibility, outside is yours.

If it's genually fine and not going to damage exposed plasterwork then I suggest if they really want it painted they get it done by a professional company themselves - at least you have comeback if the job is rubbish.
 
I doubt that the tenants can demand that you paint the house. However, you are almost certainly committing an offence anyhow if there is no paperwork involved.

Before allowing the tenants to do anything themselves, you might want to check who is liable if you give them permission to paint the house, they fall off a ladder and injure themselves.
 
Silly having no written agreement as this is exactly the kind of topic that is covered. Usually the building is landlords responsibility and decorations and finishes are the tennants. But this varies on properties and tennants.
