New Car or Buy House or Cheaper Option?

I'm 6ft 2" and drive a Clio 172 that I'd had for 4.5 years. It's a great car and I struggle to fault it except no-one can sit behind me in the back and I'm hankering after a new car - the itch needs to be scratched.

I do less than 5k miles a year as I've started to cycle to work, therefore hardly do any commuting miles. The Clio is great for nipping around in and if I do commute by car it's only 3 miles or off out to football it's not that far either.

Do I stick with what I've got as theres nothing wrong with it (except the booming exhaust on the motorway that's embarrasing when I've got passengers) or do I go for something a bit bigger and more luxorious? Is it worth the extra expense for such little mileage?

What's the rear leg room like in:

BMW 135i
BMW 130i
Focus ST3

Or should I stuff the passengers and go 2 seater? Suggestions? Looking for something no older than 2007, ideally under 12k but if theres something worthwhile then I could stretch.

Spec wise I'd want xenons and climate control as a bare minimum, nice extras would be bluetooth / iphone connectivity.

The other alternative is buy a house and silence the exhaust on the clio (if possible?) - any links to do this or have this done appreciated..
 
Hi mate, I've just bought a MK5 Golf GTI and for the first time I had 2 normal size adults in the back yesterday no problems!
You could get an Edition 30 for under 12K awesome motors I just couldnt stretch to one though!

Depends on what your outlook on life is, but I would always choose a house over a car if I was in that position.
 
Obviously this all depends on your personal circumstances but housing is only ever going to go up in price unless someone with balls ever gets into power to do something about it (very unlikely). So id get on the ladder sooner rather than later where possible as much as it pains me to say :(
 
At first I thought a house is no brainer, but if you need external influence to realise this then perhaps it isn't the right time to move into your own home?
 
With house prices and interest rates as low as they are you'd be very foolish not to go down that route IMO. Used car prices are fairly inelastic whereas house prices and interest rates are particularly volatile.

If you can afford a house now and have the deposit/fees etc. saved then definitely go down that route.
 
House is pretty obvious really I would have thought?

Then in 5 years time you have a house with 5 years worth of mortgage tucked away and car which is worth pennies, rather than just a car which is worth pennies. ;)
 
House every time for me aswell, do you rent currently or still live with your parents?

I couldn't imagine not owning my own house now, its defiantly the best thing ive done. You can still get fast cars etc afterwards, i waited about 12 months after buying my house before i bought a fast car!
 
House.
The car is a consumable. Whatever you buy, you'll almost certainly sell on, probably at a loss.
Keep the Clio, replace the defeaning exhaust, enjoy both it and being able to annoy your new neighbours with the stereo at home.
 
house will steal all available money and time you have (i did choose one that had to be practically rebuilt though). if you focus hard enough you can convince yourself that building a house is actually fun. now that mine has almost all come together its satisfying, but i just have to accept that it will never be finished

fiddling houses is 100% worse than fiddling with cars in terms of costs, time and effort. i have bearly worked on any of my cars since the house happened, which is a shame imo... but ive got a house
