Selling your property and listing problem neighbours

Ok,

So let me tell you about my little problem...

As in another thread to do with noisy neighbours, I have mentioned that recently the house next door to me has been sold (terraced) to a chap who is a private landlord (I have met him and have hist details). Back in mid April he finally had some tenants that moved in. For the next 2 months, it has basically been like living next to an ASBO college.

The seem to like to sit outside their front door with it wide open so that their staffies can run out at will with them sitting on the wall that divides our two paths to our front doors (which is about 1.5 metres in length). Our front doors are fairly close to each other so whilst they are perched there it is effectively like them standing outside our front door. Whilst there they like to partake in smoking weed... this is basically in the street as like I said earlier, the path isn't too big. Normally this will occur with the lad (father) of the young family out there with his mates which can sometimes be up to 6 of them. Both myself and my Mrs can find this very intimidating when entering or leaving our property.

On top of this, they are also quite vocal whilst inside their property. The Mum and Dad regularly have 'words' with each other which also includes door slamming and quite nasty language. I'm not too fussed about the language, but I am fussed about the level of the noise. It really does carry between the properties. As well as the shouting, they also like to play drum and bass very loudly as well, and again, the bass can cut straight through the house and is very annoying.

What really grates me about the whole thing though, is that I have a mortgage on my property, and the neighbours don't, and they don't even blooming work, so I can only assume that they are living there paid for by me out of my council bill. I have worked hard and have been very lucky to get my house... these people have just rocked up and living in an equivalent house for free.

So now that you know my neighbours, myself and my partner were planning on moving out of our house anyway to a more rural setting, but now that we have neighbours who are lowlife scumbags, we won't to move now.

Which leads me to my question... how far can I go with moaning at the neighbours or complaining to their landlord until I have to declare this on my fact sheet for any potential buyer?
 
Serves you right for not being rich enough to afford to live in a decent area. :D

I have no sensible advice but this is GD so I don't need any. :p
 
Legally, I believe you must only declare "disputes" which have involved one more official authorities.

If you just have a word with the landlord and he sorts it out, then fine. If you end up having to get the council to serve notices on the landlord/tenants, or enter mediation, it must be declared. I don't think it would go that far in any case (it doesn't sound to me like a situation you really want to be in with those people).

Mind you, it'll be just as bad whether it's declared or not when people come to view and the first thing they clap eyes on is the rabble spread next to your door. :( Good luck.

does seem like they fit the stereotype...

feel sorry for the OP - whilst its annoying in general that we have to pay so much in tax and national insurance contributions to subsidise the existence of complete wasters, having it rubbed in your face on a daily basis (some unemployed ***** living in a near identical house for free while you work hard to pay for yours) really can't be too much fun.

@OP - you can call the local council if excessive noise is being made late at night - past 11pm IIRC, if they witness it they can issue warnings, further offences can lead to them having their hi-fi equipment confiscated.
 
Phone the non-emergency police line and report them to the police for possession of drugs. Not sure how much will be done, but it might help.

As for noise, as above, if it's above 11pm you can complain. It's also possible that I believe, if you contact the right agency (seen it in other posts, but can't remember the name myself), you can set a 'surveillance' up as such, whereby you record instances and then they act on that.

This is why I bought a detached house which is sound proof (for all intents and purposes). I can play my **** drum and bass as loud as I like whilst smoking whatever I want and swearing like Harry from In Bruges.

Just stand outside their house filming them. Legally they can't do anything about it.

Providing you don't use zoom to see anything you couldn't see from the street then it's legal. If they don't like it then you'll probably catch them on film abusing you which will only strengthen your case :D
 
I wouldn't do that, they might be bad now, but if they figure out your causing them trouble they will turn into the neighbours from hell.
 
Balls to them - call social services, rspca, environmental health, local coucil, community police, neighbourhood watch, go to local community meetings and complain about them, complain to the landlord, get a petition.

You shouldn't cave in to people like this just because they might turn into the neighbours from hell.

If all else fails get asim to come over and shoot the place up :D

Thanks people. Yeah, I am worried as well about the come back that might happen if I do get any authorities involved. I don't think they would think it was anyone else as I suspect nobody has even spoken to them about it as it isn't directly outside their house.

Im quite tempted the leaflet the street with the landlords numbers saying if anyone see and anti social behaviour, then they can freely talk to the landlord and give him grief.
 
Feel for you mate, thats a situation alright, i dont know what you can do really, are you mid terrece? if its just you and them in a semi, i would suggest fighting fire with fire.

5.1 surround sound, bass up max, all day with Lord of the rings on repeat might make them want to move out!

Whatever you do don't make enemies of them unless you are ready to take the potential flack and grief.

As long as they feel you are not the enemy you can do lots of covert moves. Anonomous calls to police when they are outside smoking, when dogs run out of yard, etc.
 
you can report them for noise at any time of the day, it's a myth that noise is ok until 10pm or 11pm etc.

this is where the 11pm bit comes from:

Under the Noise Act 1996, local councils must take reasonable steps to investigate complaints of noise between 11pm and 7am. Council officers can enter premises where there is noise beyond the prescribed levels and remove any equipment responsible for the noise. Some councils have out-of-hours noise patrols who can investigate alleged night-time noise nuisances in person.

out of interest, when you enter your property do you greet them with a cheery "afternoon, cracking weather were having" or do you not say a word, look at your feet, avoid making eye contact and enter your property as quickly as possible?

people can only intimidate you if you let them.
