House ownership - Outgoings cost

£770 a month mortgage for me, 4 bedroom detached in Sandbach 1 mile from Jct 17 of the M6 Cheshire.

We are 20 years left to go and £144,000 to pay :)

Try and put enough away that you have enough to say change the boiler if you needed to and imagine it's freezing cold and the plumber wants £2.5k to fix it tomorrow, if you keep that aside or build up to that then you'll have most covered then think about throttling it back.

Doesn't look that big for a 4 bed, that's the worst thing about newer estates :(

Our garage is separate but the front is of similar size and the rooms are pretty big.

I just bought a massive 4 bed as a 2nd property and the home insurance for me was £138 for the year with low excess. But of course that varies a lot but should be certianly under £200 unless you have a heck of a lot of possessions you want cover for.

That covered me for B&C and accidental damage, plus outbuildings and fridge failure.


Gas/Elec can change hugely so couldn't say.
Gas is the biggest killer though for me. My Gas/Elec bill for my other house (an A rated efficiency small 2 bed semi) was about £40 a month on average. In winter - £120 a month. All gas. For a 4 bed with 2 of us i'm expecting around £70-£90 a month for us during the warmer months but considerably more (up to £200) for the 2-3 coldest months of the year.

You'll probably find your bills change at first until you settle into it. Mine did anyway so best just to overestimate until you see how it's going

Wow, that would be 350k+ around here.

Why are properties up north so much cheaper, the salary difference isn't that much less is it?
 
mpledge has covered it all really. Congrats on a gorgeous first house. A lot of work to keep a 4 bed looking clean and tidy on your own. I'd consider employing a cleaner. :)

Where in the midlands was this place?

I grew up in the midlands (though I didn't think property was quite *that* cheap)... would certainly consider moving back there one day.... Given how much I had to pay for 1 bedroom flat in London (along with a hefty service charge to pay for security guards, caretakers etc...) I reckon I could get quite a nice family home one day if I sold up and moved back to brummie land...
