Question regarding a lodger leaving my house

Those 4 days rent would be enough to pay for new locks if need be!
He is in the process of buying a house wityh <3% interest rate so he must have tens of thousands behind him, yet every month I have had to badger him for the rent.
Had a Google and he has no rights from what I can tell. It is my house, my mortgage and he rents a room, to which he signed a contract I took from the internet and modified, which states he is to give 1 month of rent.
I hold the deposit, but afaik this is OK as I live there.

Just had the plumber over fixing the leak in the roof, a total of 22 hours after I found out about it.

Its not even clear why you need a 1 month notice period given that you've got no intention of getting another lodger anyway... presumably the current one is planning to move out on the weekend or something? Why do you need him to stay for 4 days longer other than its written down on a bit of paper?
You get 4 days less rent and also get 4 days less time having to put up with the tenant who you seemingly don't get along with now? Seems a bit silly to make threats about deducting rent from a deposit... why be vindictive and get worked up over something so trivial?
 
It seems like he has a better life than you, and is attempting to insert the full length and width of his genitals in to your rear as he departs. You lose.
 
Unless your actvely looking for another tenant I don't really see the attraction to chasing about for 4 days rent, cant be that much? less than a hundred surely, is it worth the hassle. I do appreciate the annoyance that he's signed a contract stating he will give 28 days notice however.

IANAL so unsure on the DPS side of things with live in landlords, but if you've had the leak repaired that fast he can't really moan about that.

You're correct you can assert your legal rights.

I just think you're better off not to. Especially as this guy is your (former?) friend.

I agree why are you insisting on this 1 month in the first place? Seems to me that your actually being quite petty here and just need to move on.
 
wait till he's asleep and take a very sharp scalpel and cut off the thinnest slice of skin from the bottom of his foot and take it and bury it out in the garden. Repeat nightly until one day you go into his room and he's not there any more
 
Take it out of the deposit and get tutted at and shut the door.

Really upto you.. Every land lord/ agent ive ever dealt with has screwed me for something you should join in.
