WTF air con too...? I'd never leave. Just Eat would make a fortune from me.
I'm not sure I could cope with wooden flooring though, especially with a wheely chair. Are you considering carpeting around the desk area?

nah love wood floor : it rolls very nicely but only when i want it to
air con is Cold & Hot
got finish the 2nd bathroom with Shower/sink/Toilet. but first bathroom is complete with toilet
next upgrades will be possible
290x Xfire/Titan SLI - Considering putting the 7990 to rest
Wireless A/C < Laptop supports it only at the moment
4K TV < no broadcasts yet
4K Monitor < might have 3 all 3 screens though!

if you go a few feet larger than mine you need permission.
but mines just under. it works on Floor area. & if its a permanent structure.
being wood, you can say it can be dismantled (unlike bricks etc)
