Can't hurt to try a small claims court. Whilst she might not have control over next doors building work, I think it's quite clear she decided not to divulge that information otherwise you would have likely cancelled your booking resulting in a loss of income to her. Can you not email her and request for a 50% refund (even if she haggles it down a bit) or that you'll be taking her to SCC for compensation.
 
she said she wont communicate anymore through email.
i told her i will be taking her to a small claims court and she wont offer us anything.

and yes if she would have told us there was a building site next door we would have booked somewhere else the same as other would.

we specifically wanted a quiet villa away from it all and her description is just that.
 
Maybe I'm thinking the wrong way here but just thought I would share.

Make sure that the place is left how you found it. Otherwise they might claim you damaged the place for either stuff that was like it in the first place or just make things up to counter there only SC claim.

Unlikely that this will take place but just cover your bases. Dosnt sound like this person is to helpful if they are already refusing to talk to you via email at this early stage.

Really mate you need to get/locate/find the address ASAP
Do all further correspondence via recorded mail is normally the suggested route.
