Tenancy Renewal - Letting Agents taking the ****

With the standard monthly rolling you don't even have to sign paperwork - its just your basic rights as a tenant and so they can't charge you a fee

Also you can break with one months notice but they have to give you three :D:D
 
I have a managed let as the landlord I pay all fees for paperwork, the agent is probably charging both of you for the same thing

At 10 months my agent sent me a letter asking if I would like to :

A. renew for 12 months (£90)
B. renew for 6 months (£90)
C. give 2 months notice and leave

I called and said option D please, periodic tenancy.
"ok great, so is that 12 months?"
No, standard periodic tenancy - rolling month by month
"oh ok I'm with you, I'll get the paperwork done for that. So it's 12 months with a 6 month break clause?"
...

Scum.
 
Sounds like the Letting Agents consider you to be their tenant. The fact that they've had nothing to do with you since the first time you signed some bits of paper 11 months ago is irrelevant.

You are a cash cow to be milked, and they want their share. Preferably all of it.

Your best bet is to simply not contact them.
 
You've paid to needlessly renew a contract every year for the last 6 years? Maybe once or twice, but surely after a few times you'd twig your being conned?

I've fought this tooth and nail, almost ended in court. There's no arguing with these people.

Sadly our landlord doesn't want to know either. This is both a con and a very good pro, our rent hasn't gone up once since we moved in, despite the agents pushing for an increase of £100 a month every renewal.
 
Just tell them no thanks and that your happy to go onto a rolling AST. With the same terms.

You took it as far as court, but never took the "just do nothing and let it become a periodic" approach? Were you served notice every year forcing your hand?

You've given up your tenancy rights 6 times. Next time it comes around save yourself some money and let it lapse into a periodic.
 
Why would you even want to renew, not once have I done this.
Just go into a rolling month. No cost.
And it's hardly worst security, unless you are rubbish clients. Landlords want the money so aren't going to kick you out.

And the agency is probably talk utter ********* read your contract.
 
Ok will do, thanks. I am usually quite quick to concede, I'll let it run this time again and see what they say.

If I end up homeless, I hope you guys have comfy couches :p

We got there in the end. I was just in awe of his willful ignorance. Even when the confirmation letter arrived stating that I was now on periodic, it said I have to give 2 months notice. :rolleyes: Nope.

Everything's a battle with these people.
 
Unfortunately letting agents survive based on exploiting the general lack of understanding out there. I only know stuff from having to look into it while getting screwed by landlords.

They are scum, just in training to become proper scum (estate agents).
 
I gave up renting when our letting agents lied to our landlords about some rule that tenets who live in their property get "more rights" if you stay in a place for more than 4 years - so they "change" the contract amount of rent by £1 and make you sign up for a year - this only applies to people who moved in before 1989!!!!!! when I would have been 7 years old lol :p

our landlords would not take our word for it (after getting scared into it by the agent "OMG MORE RIGHTS OMG") and so we were forced into a 1 year jobbie - then tried to charge me £80 for doing it - I wouldn't drop it so got it down to £15 lol

I only agreed because I made the landlord agree we me that it was a load of nonsense but that we would all jump through the hoops of the idiot letting agents lolol

good thing was that it annoyed me so much I got off my bum and saved up a deposit and bought my own house - so they can all sod off :)
