Eviction from sub let confusion

Advice for a friend required from the masses.

She's getting on my **** now but I feel she could do with some advice other than me continually saying "get some legal advice"

My friend has been renting a property for about 9 months, given her landlord approx £6k in payment thus far (this isn't a house, it's a farm with stables)
However two weeks ago a person visited the farm...
Turns out this was the ACTUAL landlord....
So who my friend was renting off was illegally sub-letting the place.
Further digging reveals place isn't meant to be lived in either as it's down as agricultural use.

Naturally it's all somehow kicked off as it does with women... :rolleyes:
So trying to piece together the legalities of how and when she will have to leave by.
The illegal sub letter woman wants her out by Tuesday (two days) LOL

Things that muddy the water as far as I can see is that what she was renting is down as agricultural let, NOT living accom..

So what rules trump what?
Do squatters rights apply being as it is not converted for living accom.
Is any of that extinguished due to the fact she has proof of rental agreement and payments for almost a year?
She's having a right wendy. :o

Get some legal advice.

I doubt anyone here would even know where to begin. However my thoughts would be that as it isn't an official living space, its pretty much just hard luck to her.
 
I doubt very much that out in 2 days is legal, she should especially tell the subletter to do one

try citizens advice first but this may be a bit more complicated than usual so consulting a solicitor could be an idea.

One obvious score for her is - has the sub letter person protected the deposit? Doubtful and if not that might be an easy win to get some money

he's not said it isn't official living space, it sounds like it is living accommodation that is supposed to be used for farmers/agricultural workers - planning permission on greenbelt land can be tricky but with farms they can have an easier time getting permission to build accommodation with the condition it is only for agricultural use so it can't really be sold or rented to just anyone

I thought it was proper living accom but in the text message screen grabs she has written "van" as if it's akin to a mobile home or something... trying to clarify but think she's gone to bed..
 
Even subletting on residential property is complicated, and depends on a number of factors, including the type of tenancy the tenant doing the subletting has, who they let from, and exactly what their tenancy agreement says. In most cases, the subletter has a valid tenancy agreement with their landlord, but their situation if the head landlord takes action, such as eviction, against the tenant doing the illegal subletting vary, from quite strong to almost none, with their status being as a trespasser.

And that's without the land use complication.

She started banging on about squatters rights but if she goes off to work on Monday I don't think that's going to hold. You have to be in the property to claim those rules don't you.

Tenancy contract was all verbal :eek::rolleyes:
There is no perm and proper living accom there, it's a mobile home.:(

She could ask the real landlord if they want to rent it to her I suppose, take the middleman away.
Has she livestock? Or was the middleman using it for these purposes?

Yea she (my friend) has livestock there. Middlewoman (illegal sub letter) left completely..

I think that nullifies her own let doing that too. :D

Illegal subletter keeps changing her story on the actual landlords position in all of this, to the point we now all agree she(illegal sub letter) is trying to prevent my friend from speaking to him directly.
Beginning to sound like a right nasty piece of work!

Burn her house down, usual way of sorting disputes in the country, burn it, pillage what you find, and move on with the rest of the horde.
