Anyone ever rent a room out in your home

^^ this.

To be honest I'm not sure what you'd be able to get from them. If they were considering firing her or making her redundant they certainly wouldn't tell you before her.

Had a few lodgers, never again!

One of them was always moaning he was cold and one month the electricity bill was nearly £200. Found an electric heater in his room that he must have had on all the time plus mould over all of the walls.

Another one trashed the carpet and another one did a runner who I had to take to small claims court.

Out of the 5 we had over a couple of years, 1 of them was alright.

Well when you let a house it's common to ask for pay slips, suppose I could do that ? For past 2 months or something maybe ?

If it's mortgaged I think it can be dodgey renting without the banks knowledge and fees - not sure about renting just a room though.

Only if you rent it out without being a resident landlord. No issues when you still live in the home. Most require a consent to mortgage to be signed by the lodger and don't charge a fee. One picky lender I had once insisted the lodger also get independent legal advice and the signature witnessed by a solicitor, which cost me £30, but never had it again (that was NatWest - Was with Halifax after that who just sent the form to be signed and that was it).

I think no visitors / sleepovers is very harsh. It has to be a two way thing - It will be their home too. I never had an issue with this unless it started becoming every night. Weekends I don't see the issue.

If you start wanting to curb someones social liberties then you probably shouldn't be taking on a lodger.

That agreement I sent you over is pretty much the "rules" you need. I amended the section on Utilities to include the Wifi Rules for no illegal use of the internet and fair data use (although that was years ago when I didn't have unlimited so probably not needed now). I think it covers off smoking and pets in there. Personally as a non-smoker I never took on Smokers. The smell gets into everything no matter what - end of. I personally couldn't live with it.

The term of it is pretty irrelevant anyway, since it can be terminated VERY quickly by either party. Lodgers do not have rights of tenants, so you can set up a 1 month, 6 month or 12 month agreement and it doesn't make a blind bit of difference.

On this note i wonder what everyone's thoughts on Wifi use. I don't think i can trust anyone using my WiFi like that so i was thinking of just telling them WiFi is not included. And i'm also thinking of putting locks on my Livingroom, office and my bedroom as it's just out of bounds.

For those that have rented out their rooms to lodgers in the past or would consider doing so in the future, would you have a ban on pets?

I've applied for Kings and St. Barts/Queen Mary Uni's in London and to save costs rather than going in some grubby student accommodation was considering renting a private room. But a ban on pets would be an issue for me.

I have a small reptile collection that I could not abandon.

Yes I'd be very wary of sharing an internet connection. As the bill payer you would be responsible any issues arising from it?

There's probably some technical solution out there that'll identify individual users however.

How do people operate storing food and dinners even, is it half acceptable to make dinner for each other or literally just sort yourself

Makes some sense surely to share meals

A lock on the living room?

I assume you have more than one living room then?

set up your router for public and private networks, let your guest use the public one, you run everything on the private network including you NAS etc.

also 'reserve' the ip for their devices once they have logged in, anything bad going on it will be very easy for cops to separate out the usage.

There's a cheap room for rent near me for £250 a month. Room looks crap though and a single bed. Room looks like it was someones childhood room back in the 80s and the folks have decided to rent it for extra money. Grim.

That's often the case, yes. What's grim about that?

I would not do this in a million years, Englishman and his castle with me.

I could not tolerate maids or any other stranger in my house, no matter how much money I had.

I must admit I've been thinking of this myself. Where I am I could probably get about 350 - 450 a month for my second room and there's a lot of space, but I don't think I would want to. If I did it'd probably be to a friend or family connection and I probably wouldn't charge rent more ask them to cover bills or something like that.

It's just weird having someone you don't know in your house. I mean you know when you just randomly wake up in the night and just want a pee, when its your own place you can just rock up to the loo in your pants, but I'd feel odd doing that with a randomer in the house. I know that sounds a bit odd lolz.

I'm definitely going it alone next year. I agree with the home is your castle thing. :)
