Moved into a 2 bathroom place - but only 1 toilet working - compensation?

Just under a month ago I moved into a rented 2 bathroom flat with a friend. 1 main bathroom and 1 en-suite in my room.

During the initial viewing, second viewing and on tenancy signing day there was no mention that the toilet in the en suite is not currently working.

Only on the move in day were we informed that it was out of order, and to use the toilet in the main bathroom. The landlord went on holiday for Christmas/New Year 2 days later and said he would sort it out when he was back in January.

Since he has been back he has come round to take photos so he can get someone to replace the plumbing. He said he hopes it will be fixed by the end of the month.

(This was not the only thing that we found was not working when we moved in; also the main oven, but there is a top oven that is working. Also a number of light bulbs were out)

Next week we will be paying rent for the 2nd month.

One of the main reasons I wanted this property was because it had en-suite.

Am I right in thinking that I should be due some compensation of some sort?

It is not THAT big of a deal to just the other toilet, but it doesn't feel right that I should just accept it and wait for it to be fixed, and pay the full rent.

Thoughts?
 
How much do you think you should be compensated?

Out of interested what about the toilet is not working? No water, not flushing, no hole/letterbox? :p


The landlord doesn't seem like he is avoiding the repair, you can offer to get your own guy in and sort it out and just send the bill to him. He probably will refuse since he wants reliability and minimal cost but worth a go.

As long as the guy was on the case, i personally would not give a **** (:p)

What do you want - why compensation??

Imagine the horror of having 2 people using a bathroom - oh the shame of it.

Get on with life.......send him a letter confirming that you want it sorted within 7 days. That should be the end of it.

Really - why do people post new threads like this......utterly beyond me that this is the biggest concern in life. One toilet between 2 people and how much compensation can I get.....

If it just needs a new flushing mechanism I'd change it myself if it bothered me that much. If it's soil pipe related then hell no. Water inlet plumbing, I'd not touch it either even though I could because if something went wrong it's not my house.
 
OP cant fix it, its not his and he isn't allowed to make repairs on it himself/

Of course he can. If he messes it up he'll be responsible but come-on, it's a toilet, how difficult can it be?

Compensation, really!? How were you going to calculate how much it should be? Add up all the pennies you were unable to spend?

OP, just fix it yourself if it's relatively easy, or give the landlord polite reminders.
 
You can replace pretty much the entire contents of the cistern for under £20. Either do it yourself and bill the landlord for your time or put pressure to get a plumber in ASAP. It's not as if you have to wait weeks for an appointment!
 
Refuse to urinate and defecate until its fixed or your bladder/bowel explodes (which ever comes first).
 
hahahahahaha. No, you're not entitled to compensation.

Realistically, your landlord/agent might not have realised it was broken until the day you moved in, or they may have broken it themselves that morning.
 
I missed the bit in the OP about a number of light bulbs being also out. Have some sympathy for this guy living in these conditions. I bet the toilet roll was facing the wrong way or even run out too.
