The nervous wait to exchange....

So the estate agent has called with a figure to take it off the market. £440k.

I’ve said that’s unrealistic and unreasonable. I’ve had a bit of a rant and said I’ll go to £430k and no more. (We really do want it) and I’m going to stick to my guns.

At £430k that’s £35k above asking, anymore is taking the mick.

She said there was another interested party who may go to £440k and my reply was “So be it, if they’re willing to go £45k above asking then I wish them luck. I will not” and her tone changed a bit.

Getting more and more narked now.
That's the right attitude.

Go to what you're comfortable with and stick to it. That's what we did and yeah they played the old 'other interested parties' line but we weren't shifting.

Don't leave your offer open-ended for the seller to muck you about. Give them a couple of days to decide and if they accept the offer, the house needs to be marked STC immediately and the sellers should commit to no more viewings. Anything else and they're going to take you for a ride.
 
I’ll put up the link in a few days, at that point we’ll have have it or we won’t. Not heard anything since the offer of £430k. I’m not going to ring them, if I don’t hear by tomorrow lunch I’ll contact them but only to give them a deadline for the decision.

Hopefully the buying process won’t be that bad, we won’t need a mortgage so no banks involved.

Just the selling of these two houses in Kent. I’ll give it a few months and look to handing in my notice at work, that’s 3 months so need to time it so we’re up there by Christmas (Hopefully)

My first real job and been there almost 20 years so it’s really all change!

:D :p Amatuer! You're supposed to wait until they've lined a property up and paid for searches/surveys etc. When they're invested in another property they're more likely to consider sensible deductions. You never know, when a survey gets done if it states that it needs a new roof, that could be 10k knocked off the asking price to cover the repair cost.

Anyway, another new week for us, was hoping to be in a position to exchange by this friday, but sellers solicitor seems to be dragging their feet a bit :mad::o:rolleyes:

Have your houses sold? Around this way you can't generally offer an a house and expect to get it accepted unless you're able to proceed (i.e. you've sold).
 
From agreement to getting the keys, on average, takes about 5 months iirc (in England at least).

Ours took 3 or 4 months without a chain but much of that was down to getting extra reports and so on.

Christmas is doable if everything goes smoothly, just depends if buyers of the Kent properties have awkward chains I guess.

Someone says yes i will take that house for the asking price they should get it for £400k, first come first served of course if they have the means to purchase the house. They are not running a auction? Shouldn't be allowed IMO.

Unless of course it is listed as "offers in excess of" But then it sounds like the estate agent is not sure how to price it.

The price should be the price, or offers under, that's how i have always viewed properties. But then i have never been in a position to buy a 400k house, only low end of market.

It took us 3 months from after our offer was accepted to exchanging but could have been faster had it not been for solicitors taking their time. Our move date is just over 3 weeks, can't wait.

That's not bad going, I'm about 3 months in and still no end in sight.

I'm a first time buyer too, can't imagine how long this would take if I was selling a place as well lol.

First house - awesome
Second house (same firm sometime later) - useless and we had to keep chasing them
 
I love my Solicitor, but then again he happens to be my best friend and I know he doesn't **** about :D.

Estate agents are my hold up, we've accepted an offer on our house and had an offer accepted on a house we want. That was a week ago, with my POF provided last Wednesday and the buysers on Friday.

Solicitor is still badgering for the MOS on both transactions.

Buying and selling is essentially a game, just like buying a car. Everyone knows that the listed price generally means diddly squat, and that whatever price you list it as, people will always come in and offer under the asking price. For this reason it means that sellers tend to "inflate" their prices so that they can accommodate offers coming in under asking.

If all was fair in love and war the seller would put up a realistic price for their property and the buyer would accept that price, with no negotiations.

Were FTB'ers as well, with no chain, and the sellers house is currently empty (they've emigrated), and we're approaching 3 months and nearing the end, but feels like we're limping along.

Our biggest problem is that we have to give notice to the landlord - at least one month. If the exchange dates time it badly, we could potentially have to wait 7 weeks before leaving rented accommodation.

The house we're buying is also empty, guy went into hospital earlier in the year and didn't come back out - Very heavy smoker (all walls are yellow, place stinks, it's gross actually, but is big and has huge potential). Probate is taking ages to be granted though.

We have 2 months notice on our rented place. Don't want our landlord getting whiff of us leaving though in case dates don't line up/things fall through and we're left homeless so we'll just have to pay rent + mortgage for 2 months.

Ho hum!
