Help me design my extension! :D

the original design was similar (exc the larger lounge)
but with knocking down so many walls and needing larger/stronger RSJs i think the prices will quickly spiral out of control
Like any good Grand Designs :D

measured the dimensions for this one
with the kitchen there, the walking width between the countertops is 1.3m, so just about a human shoulder width + one outstretched arm
if only there were a few inches more (lol)

i guess the trade offs are:
an average dining area (for 6) + a nice spacious kitchen
vs
a small kitchen + a spacious diner + bifolds

I think it'd be sacrilege not to have bifolds, whatever configuration you chose. Having "inside" "outside" in a hot summers day is the number 1 use case for this I think.
 
just had a play with the ikea kitchen designer...the kitchen size would be 9 sqm (90sqft), and that'll be in a house with a 90 sqm ground floor

If I've got my dimension right, 2 corner units and a 600 built in oven unit would work in that width, could drop the fridge/freezer to the space between the hall door and the utility, could also extend the cupboard out across the opening of both rooms giving you an island/breakfast bar area?

ok edited the plan again... v4 in the opening post...what say you guys?
i've not moved the utility room door for cost reasons lol (and i think opening into the dining area should be okay?)
 


Very similar to what we did a few years back. Same principle of having a study / additional bedroom. We didn't put an ensuite in it but there is scope for one at a later date as the waste / plumbing is all available in the corner next to the toilet. It works well for us but the key is to think really hard about how you'll use the space and just goes with what works for you. There's not much we'd change on ours, maybe open the wall between the playroom and kitchen / snug up more as the playroom is a bit dark, but we knew it would and it was the offset between cost and the difference it would make. Would highly recommend bi-folds and they really make the difference or us during the summer.
 
I would pull the whole extension out and not have that corner inset section. It will add (relatively) little cost as you're doing the rest anyway and make the overall finish and light/openness of the space seem a lot better.

Building on the party wall you'll need a party wall surveyor.

Where is north/south/west in relation to the house? You should consider which aspects get less light. You want to avoid your proposed kitchen area being dark if you can avoid it.

Do you have pictures of the house and garden currently?

the neighbours have also just had their extension done and left the rear boundary line intact and whilst i would love to build right into the fence, i've just bought the house and i don't want to be that neighbour lol
and i wouldn't like an extension that stopped just short of a fence - personal preference, that's all lol, so best compromise would be to leave a gap like the neighbours have done

LOL. Seriously? Unless you're using some other pound than the one we all use then yes, £130 is not going to buy you one steel nevermind the grillage and boxframes you'd need for these more extensive iterations. It won't even cover a builder turning up for a morning.

i mean we all expect these to cost in the thousands so i thought it would've been assumed :cry:

I hoped so, but you never know, Put a k at the end. It's quick an easy. £130k.

Best get a builder to cost it, and if you want independent advice then a Quantity Surveyor (QS) can help. I'd be interested to know what they say. SFAIK rates vary depending on location etc, but with price of materials these days I think the default assumption is min £2k/m2, more if the structural works get particularly complicated or the ground is weird, or you have retaining walls etc. It's been a while since i saw an accurate costing though so don't quote me on that. High-end finishes presumably cost extra above this.

yeah, i was working to £2k/sqm and a bit extra for buffer room
my loft and upstairs are already getting refurbed (separate pot) so i'll just wave the plans at the head honcho

That kitchen is going to be north east facing and quite dark. I'd extend the whole lot out and potentially consider putting the utility where the kitchen is, or have a walk in "larder" where the kitchen fridge is proposed. Then pull the rest of the kitchen down and work out an arrangement with a peninsula/kitchen island. This would mean you can have a tall ceiling /Rooflight abovd your main kitchen space. Would look way better and worth the extra dosh imo.

Personally as well externally 3 rooflights that are symettrical would look a lot neater from the outside.

I would say that would be best.... And in the nicest way **** your neighbours concerns :D.

Also re: costing I'd have room for at least 3k /m2 available then kitchens etc on top.
