Separate AP for my PC or for 2.4GHz?

I currently have a Netgear RAX30 router (downstairs) running two SSIDs: 5GHz for basically anything that'll connect to it and a 2.4GHz for everything else, mostly smart home stuff.
Included in my 5GHz item list is my gaming PC (upstairs) which gets decent bandwidth and latency, but I'd like to improve it if possible. I'm done some careful channel selection and done what I can to make sure my Zigbee network isn't causing trouble.

No, running a cable is not an option.

I'm considering:
A separate, dedicated Wifi 6 AP for my PC.
Moving my 2.4GHz network to a separate AP.
A dedicated P2P connection for upstairs.

Would separating the APs like that actually help or are modern routers pretty good at handling that?

You fail to mention the current speeds you are getting. Upgrading your AP could be an option, maybe even one with 6Ghz.
Running a cable is always an option, its usually just the hard work involved that people say it isn't.

Fibre line is 950Mb/s and I get around 400. It's more about latency really, which is sometimes in single digits but often ventures into 30ms territory and I'm wondering if hosting multiple SSIDs on one router is adding to the problem.

New build rental. Router is in the storage cupboard under the stairs.
Yes, it would be possible to run a cable but the owner isn't going to sign that one off.
There's ONE extra Cat6 cable run in the house, from the storage cupboard to the living room. Placing my router there made no difference to the wifi performance.
 
What are the numbers currently that you're looking to improve?

I wouldn't expect to see any benefit from turning the 2.4GHz radio off on your router and adding an additional 2.4GHz-only AP, dual-band (and triple-band with 6GHz) is a mature product category.

I guess it is what it is for now. Maybe I must just move my PC into the storage cupboard
