Try Vr at the normal scaling level. If you find vr ok at native a 1080ti is more than you need. However I liked to push supersampling for a better overall image and experience and found the 1080ti was forcing ASW. I definitely prefer 90fps solid for racing games especially so had to settle for...

I found driving in assetto corsa actually helped with certain aspects of real life driving. The same way actually being let loose on a testing ground where you had space to make mistakes...
If you like the higher fps and your settings as close to max as possible. I would hold out If I was in your position.
The 1080ti is a great card for me as I play at 4k/60 and enjoy vr but for someone who likes to game at 1440 at higher refresh you might want to hold out.

I can use ultra settings.. It gets a lot more than 45fps. I find deus ex mankind divided is more taxing on the 1080ti
That said I'm not saying you should buy one obviously. My main reason as said above was not for 4k gaming it made a massive difference to vr performance which is what I wanted...

In the sims I use I manage to navigate using the T500 buttons. I have my frame setup in front of my desk and fortunately my desk is set deep enough that I can slide the frame under the desk once, I've removed the steering wheel. Its the best compromise I have at the moment.
I originally used my Rift for everything vr related but soon got narrowed down to mostly simulation based games. I've kinda lost my vr mojo lately and now do most of what I did in vr that is possible in 2d back on the monitor. I've hardly used my rift in the last few months.

The only time I get coil whine is when v-sync is off and is directly related to the framerate my system can produce.
