6770k and turbo boost

I have the Asus hero VIII board with my 6770k and Ive just noticed under gaming the temps hit 80c on a 4.4ghz overclock. Upon further inspection, CPUZ says its hitting 1.42 volts despite it being set to manual vcore/1.29 in the bios.

The only way to keep the voltage manual seems to be disabling turbo boost but that means that despite setting the multiplier to 44 its stuck at 4ghz?

This has me stumped and any help would be greatly appreciated. I also have all cores synced and Asus multicore enhancement off
 
Two known issues with some Asus Z170 boards are stock voltage set too high (not a problem for you as you've manually set Vcore already) and LLC a bit high on default, so yes try lowering the LLC and see if you're still stable.

Thank you. Changing that from 6 to 5 has made the manual voltage I applied stick and not go above it :)
