I will be re-using my 3200 cas14 memory plus all other components etc.

This will just be motherboard plus CPU and gaming only (what I have now doesn't struggle with anything else).

The 5800x and 12600k are very close on price given decent B550 motherboards are sub £150 and only z690 boards been available.

The 12700k (I think) would be overkill for gaming?

So:

5800x plus say Strix B550-f Gaming or Aorus Elite AX V2 (someone here has this combo and was very happy with it). Could go cheaper but don't know huge amount despite staring at motherboards for hours!

12600k plus Gigabyte Gaming X £444
12600K plus Strix-X (after cash back) £459

12700k plus Gigabyte Gaming X £560
12700k plus Strix-X (after cash back) £575

Of course they are OK why would they not be? The members market is filled with overpriced motherboards that do nothing apart from being expensive. They lose value faster than anything.

Gigabyte and MSI Pro seem to get more love at the budget end. Not seen many go with Prime. Don’t pay for expensive motherboards. Bad enough intel only released the z690s.
 
I have the 12700K and Z690-A Strix Gaming here and v happy with it, prob last 5+ yrs if I let it! Mobo cost me £235 after cashback, which is about my limit for a mobo so it's fine (getting to be silly prices nowadays!!)

Another £25 off for leaving a review, and yes I was looking at that motherboard except for ASUS balls up of the cooler compatibility.
 
If you are going to go for the the new intel cpu's i think i would stretch to the 12700k as i think the performance boost is probably worth that extra
