3900x or 10700k for gaming pc

I'm in a bit of a pickle. I'm upgrading my 7700k & mobo but cant decide if i want the 10700k + Z490-E, or 3900x + X570-E. I only game (at 1440p 165hz) with some very light Fusion360 modeling. The Intel route is cheaper and will provide more FPS (although only a very slight increase) but the AMD will be better for multitasking and workloads. Fusion 360 doesn't use hardly any resources so the whole multitasking performance will be wasted on me. I also have to consider resale value, as well as what rocket lake / zen3 will offer.
