£600 Gaming Build (Tower Only)

Trying to build my mate a gaming rig to play FFXIV on max settings / high, his budget is 600 he could possibly stretch to 700. This is what I have at the moment. I went small form for asthetics, but if the rig can do a bit better with something different feel free to comment. Id like to see 600 - 700 builds but not over the 700.

You can get a gtx 970 if you stretch.

Maybe something like this go matx and get a 390 instead of the 970, may have to change case to a slighty bigger matx as the powercolor is a good size card, but should be a bit beefier than the 970.
