Currently i have my gaming rig as follows:

9900K
2080ti
32Gb 3200mhz C16 Corsair
Z390 Auros Pro

HTPC which i also game on with DS4 controller

3900X
1080ti
32Gb 3200Mhz C16 HyperX
Asus X570-P

No overclocking and both cooled by Phanteks TC14PE coolers in coolermaster HAF XB cases.

Will be getting a 3080 or maybe a later 3080ti at some point and will put the 1080ti into the bedroom HTPC which has a 1070ti and use the 2080ti in the HTPC. Now the question is when i redo everything is the 9900K still the better 'gaming' PC option or will that change as time moves along? opinions? I'm still leaning towards the 9900K as i'm mostly a fps and racing gamer.

I think theres minimal difference between the 9900k and the newer 10900k, it's not really worth the upgrade unless you have a lot of spare cash to burn or you just want the best for now. Talking in terms of gaming and not multi tasking work loads.

No i have both the 9900k and 3900x, i have a 3950X with 64gb RAM and 2070 super for workstation/wifes work pc. The other HTPC i have in the bedroom is a i5 8500. Yes Robert i figured i'd just keep the 9900k as the main gaming cpu.

Dont you just spend a couple of hours on trying them on each system then deciding for yourself?

Keep the 9900K until Zen 3 is released. The architectural improvements should push it past Intel for gaming, and Intel's Rocket Lake is unlikely to counter. If the gains are enough to justify an upgrade for you then pull the trigger. Just because Intel are a total shambles right now doesn't make the 9900K a piece of junk overnight if you already own one ;)
