A64 3000+ to Opteron 165 CCB1E0606 worth it?

Hi guys,
I currently have an AMD64 3000+ running overclocked from 1.8Ghz to 2.5Ghz. I have come upon the opportunity to buy an Opteron CCB1E0606 (a very good stepping) for around £130. I am only looking at this instead of conroe because to go to conroe I would need a new mobo and ram and would end up costing me £400. Do you think it's worth it, or should I just leave it untill conroe's cheaper/I can afford it. I use my PC a lot for games btw, and my spec is below:

A64 3000+ @ 2.5Ghz
A8R-MVP Asus 939 Motherboard
2Gb Geil Value PC3200
ATi X1900xt 512Mb
Creative X-Fi
250Gb IDE drive

Seller decided he wouldn't sell it seperate to the motherboard, blast. Not paying £235 for a processor and motherboard when I don't need the board and it'll only sell for about £70. That's £165 for the processor, no thanks.
