Advice needed on some software/hardware to switch between displays and sound sources.

Hey Guys and Gals,
I'm looking for some software or a hand piece of hardware that will allow me to switch displays.

My current setup is

Video(1): GPU > Display Port > Monitor
Audio(1): SC > 3.5mm Jack to Speakers

Video+Audio(2): GPU > HDMI > AVR

I've decided to run a HDMI and USB cable downstairs to the living room so I can play games downstairs at night or if I have company coming around.
I know you can have multiple displays, but it's kind of baffling me a bit as when I just tried to duplicate my display to my TV, my monitor went from 1440p to 1080p which is not what I want.

If I launch something on my Monitor, I want to program to load on my monitor. On my TV, it will only be used for games, so it will be Steam Big Picture Which loads up.

Basically, it would be nice to have a profile switch or something to swap the display by pressing a button.

How can I go about this?
 
If you duplicated/ mirrored your monitor then it will have changed resolution to match the TV which was 1080p. You can extend your desktop and put Steam on your TV. That should work fine as I used to run a similar set up. It's not perfect but it does work.

I have extended the display but programs seem to open where they want to.
